Hives Architects LLP was originally formed in Reading in 1934 by Eric G.V.Hives. Eric's uncle, Ernest Hives rose from being Charles Rolls' mechanic to chairman of Rolls-Royce, and the practice worked on the company's factories in Derby. Eric's sons Colin and John joined the firm and it undertook several large office schemes in Reading and the new town of Bracknell. The client owned this site in Mitcham, and came to us with a request to add value by reducing planning risks for the purchaser. We provided a well detailed proposal for consideration at pre-application stage. The scheme was designed with a number of consultants including transport and planning specialists. The proposal provides much needed housing, with a minimum of parking and amenity. The building is of a high quality contemporary design whilst taking clues from it’s surroundings. The scheme provides 36 flats on this site which was successfully sold by our client.
BRACKNELL
We were approached by this client to obtain planning pre-app response to inform potential purchasers. It was essential for the client to obtain unconditional bids (with overage) in order to allow purchase and development of an alternative location for their thriving business. The proposals include 160 flats, in 3 separate buildings, with associated parking and landscaping. A positive pre-app was essential in obtaining bids for this great development site.
