The client owned this site in Mitcham, and came to us with a request to add value by reducing planning risks for the purchaser. We provided a well detailed proposal for consideration at pre-application stage. The scheme was designed with a number of consultants including transport and planning specialists. The proposal provides much needed housing,  with a minimum of parking and amenity. The building is of a high quality contemporary design whilst taking clues from it’s surroundings. The scheme provides 36 flats on this site which was successfully sold by our client.

BRACKNELL

BRACKNELL

We were approached by this client to obtain planning pre-app response to inform potential purchasers. It was essential for the client to obtain unconditional bids (with overage) in order to allow purchase and development of an alternative location for their thriving business. The proposals include 160 flats, in 3 separate buildings, with associated parking and landscaping. A positive pre-app was essential in obtaining bids for this great development site. 

LOMBARD

We were involved through the commercial agent for this site in Wandsworth, along the River Thames. The existing buildings were 2 storey office buildings, although the site was clearly suitable for residential development. It was agreed that a policy compliant scheme should be designed to establish the basis for an unconditional offer. Various options were prepared, including care home use, and a sequence of pre-app meetings and public consultations established the proposal for 80 flats. 

The site was successfully sold to Barrats for a sum well in excess of original valuations, unconditionally, with an overage for additional units.
